    As Colliers Project Leaders continues to grow and attract exciting new project opportunities, we seek a Development Management Construction Leader to join our team.

    The Director will assume development construction responsibilities within the Development Management team with the goal to provide construction advice, thinking, planning, and management across the entire portfolio of development projects under management.  This team leader will view projects from the developer’s perspective rather than from the contractor’s view and will report directly to the Vice President of Development Management.

    Responsibilities

    Responsibilities:

    • Ensure the effective management of preconstruction services by monitoring design development and constructability throughout each of the Schematic Design Phase, the Design Development Phase and the Construction Document Phase
    • Coordinate and manage the process of cost estimates, either from internal resources or third parties
    • Oversee and monitor progress against time, cost, and quality requirements of preconstruction phases of the projects
    • Monitor the design brief including identifying any major non-conformances
    • Work collaboratively with the rest of the Development Management team to prepare, in consultation with the Prime
    • Consultant and the Owner, a procurement strategy and project schedule
    • Coordinate and work collaboratively with the Project Management team to determine construction methodologies, procure contractors, and oversee execution of construction programs on behalf of the Development Management team and clients
    • Monitor and generate deliverable milestones to meet the procurement and project schedule
    • Identify and monitor critical components of the work, while tracking progress
    • Make recommendations regarding the scope of work packages to help facilitate the subsequent bidding and awarding of contracts
    • Assist the Director of Development Construction and team in RFP preparation for selection of consultants when required
    • Ensure all project design activities comply with relevant legislation and code requirements
    • Provide construction review of all plans and reports that derive from the entitlement process to ensure municipally approved projects will meet the established program of requirements
    • Manage and resolve design issues that may be raised from time to time by the design team, clients, authorities, and management
    • Assist the preconstruction team to prepare and present estimates and budgets during preconstruction to meet client objections
    • Manage key relationships with third party contractors that may be invited to bid on projects
    • Support the private and public procurement bid submissions
    • Prepare or review regular bidding and preconstruction project reports
    • Work with the Project Management team to provide overall construction oversight on behalf of the Development Management team and client during the construction phases of the project to ensure adherence to plan, schedule, budgets, and approvals
    • During construction, the Director of Development Construction will assist with the management of liens, change orders and cost tracking, contribute to or lead construction status reporting, and work with the Project Management team to resolve issues as they arise
    • As projects near completion, the Director of Development Construction will contribute to the management of inspections, certifications, securities retrievals, and any other project close-out items

    Qualifications

    Qualifications

    • 10+ years of experience in construction, including sound knowledge of construction methodology, processes, sequences and design
    • A minimum of 8 years of construction experience working on the developer side of the process rather than on the contractor side
    • Bachelor’s degree in a relevant field such as Civil or Structural engineering, Mechanical engineering, Architecture or similar building related studies; LEED ® Accreditation and PMP considered assets
    • Background in design, construction & delivery process including design management experience on projects $100M+ in value
    • Expert proficiency in reading and understanding design drawings for buildings and site works
    • Extensive knowledge of design principles and experience in project delivery
    • Possesses strong commercial and financial understanding in the design context with proven ability to contribute to value engineering as part of the design process
    • Excellent ability in building and maintaining professional relationships with all levels of an organization and with external clients and consultants
    • Possesses a passion for producing outstanding designs and Innovative thinking
    • Strategic leadership skills and possesses strong business acumen in the design context
