Colliers Project Leaders is seeking a driven individual to support our Development Management Team in Western Canada.  This is an opportunity for a savvy professional who is ready to take on the challenge of contributing to the growth of an emerging service offering within an established, professional, real-property consulting company.  The Colliers Development Management Team provides the following value-added consulting service to real property investors who are investing capital to develop and enhance their real property assets:


  • Identify the development, concept and financial pro forma,
  • Identify and comply with applicable regulatory requirements, while maximizing the opportunity to enhance land value,
  • Manage the design and construction of the development, and
  • Realize the revenue stream as defined in the pro forma.


The Development Management Team represents a significant area of growth within the overall Colliers Project Leaders organization. As the Development Manager, you will drive the various stages in the development process in order to achieve the client’s development goals.  Your depth and breadth of experience in development management ensures the vision and the return on investment that our clients expect is delivered and sets us apart from our industry peers.


By joining our team, you will bring previous experience leading real estate land development projects and providing expertise that encompasses a wide range of services including specialty advisory, planning, permitting, design and construction, and  realization of revenue including social economic value. The Development Manager will play a key role in the delivery of development projects.

How you’ll contribute as a Development Manager at Colliers Project Leaders:

  • Develop strong client relationships and act as the client’s single point of contact throughout the development project to achieve the client’s goals and objectives
  • Manage the real estate development process for clients in either private or public sectors
  • Ensure the client’s expectations and satisfaction are met or exceeded on all projects and the client’s best interests are represented with respect to contractual and technical issues
  • Support the Principal on projects by engaging in development initiation and ensuring due diligence
  • Conduct feasibility and risk analysis, and engage in report writing
  • Ensure land use, zoning and regulatory requirements are met
  • Engage in preliminary planning, budgeting and scheduling
  • Provide financial deal structuring support and reporting to clients
  • Lead projects through planning, design, permitting and construction phases
  • Oversee business plan implementation, land use amendments, zoning changes and other regulatory variances
  • Manage public approvals and drive the permitting process
  • Oversee project completion, commissioning phases, and asset performance including tenant occupancy and revenue recognition
  • Throughout the lifecycle of projects, lead the control of project related documents and deliver all work in accordance with Colliers Project Leaders Quality Management System and procedures
  • Regularly report on project status by means of schedule updates, meeting minutes, financial records and other reports
  • Engage in business development activities including identification of new business opportunities and pursuit of additional business with existing clients to further address their needs


What you’ll bring to the table:

  • A minimum of 5 to 10 years of experience in real estate and land development
  • A university degree or diploma in engineering, architecture, urban planning, construction management, quantity surveying or other relevant field (or an equivalent combination of academic and practical experience)
  • Excellent knowledge of commercial real estate and land development with proven ability to manage developments throughout the project lifecycle
  • Experience working on land acquisition through zoning, design, marketing/sales, construction and registration process
  • Strong knowledge of various types of construction methodologies, project management models and financial management, as well as building codes, contract law and relevant legislation
  • Effective leadership and organizational skills with the ability to effectively influence others and successfully resolve a variety of client, project and technical issues
  • Excellent written and verbal communication, and presentation skills
  • Strong computer skills, including a proficiency using MS Office Suite including Word, Outlook, Excel and also MS Project
  • Professional industry credentials such as PMP, P.Eng., CET, RPP, RA or other similar industry recognized designation is considered a strong asset.
  • Regular involvement with professional associations such as NAIOP, BILD, ULI or other relevant industry associations
